GTA Market Update — Summer 2026: Where Things Stand
By Rish Garg · July 10, 2026 · 5 min read
The Greater Toronto Area market has settled into a more balanced rhythm this summer. After the frenetic swings of prior years, both buyers and sellers are finding a market that rewards preparation over speed.
What the numbers are telling us
Active inventory across the GTA has climbed compared to last year, giving buyers more selection and, importantly, more time to make thoughtful decisions. At the same time, sensibly priced homes in strong locations are still attracting multiple offers within the first week.
- ✓More listings means more negotiating room on homes that have sat for 3+ weeks.
- ✓Turn-key, well-staged homes continue to outperform on both price and days-on-market.
- ✓Condos in transit-connected nodes (Square One, downtown Burlington, Oakville's Uptown Core) remain resilient.
If you're buying
This is a healthier market to buy in than we've seen in a while. Get fully pre-approved, know your must-haves versus nice-to-haves, and be ready to move decisively on the right home — good properties still go quickly.
If you're selling
Pricing strategy matters more than ever. Homes priced to the current market — not last year's peak — are selling faster and often for more, because they attract genuine competition. Presentation and professional marketing are the difference-makers.
